Frequently Asked Questions
Our client service is unmatched in the industry. We treat every deal brought to us as if it were our own, with keen focus and efficiency, and know that any time wasted brings risk to a deal falling through.
Also, our company is self-funded with management equity for all deals, outside of capital-intensive minor subdivide deals. For all but the largest deals, we don’t have lenders we are waiting on to assist with deal funding, and we don’t have to wait for capital from third parties. This gives land investors peace of mind because we can close deals when we say we can. We make our own funding decisions and that’s how we can move quickly and reliably.
We are so confident in our ability to deliver timely results that we encourage you to submit funding inquiries to multiple funding partners including us, and if we don’t clearly display razor sharp attention to you and your deal from the get-go, that is on us, and we’ll face the consequences of losing out.
Enough words, see for yourself if we back them up.
Serious AI is now our full-time venture. We review deals and handle correspondence on Mondays, so expect to hear from us early in the week. Once a deal is in review, funding decisions still move quickly.
Practice, practice, practice! Land is far less efficient than other asset classes in real estate, and correspondingly, more difficult to value. We review more deals than anyone else, so that keeps our judgement sharp, and on top of the industry.
We’ve spent years refining our skills, and even so, we still occasionally make mistakes. Though, with keen attention toward swift error correction and evolution, we routinely outperform the market. Staying in business through multiple market cycles is arguably the best track record.
Our goal is to become a creative financing “bank” for land investors, and have several products available to serve this mission.
Primarily, we offer equity funding, buying 100% of the property at close, taking title, and splitting the profits after an anticipated 3-4 month max disposition window for a ‘typical land flip.’
We also offer transactional funding, which is discussed in a separate FAQ below.
We pursue minor subdivide deals, with equity requests up to ~$1,500,000, though the total size of the deal may be significantly larger if able to finance the purchase from the seller. We may bring in syndicate investors in deals of this size, and we prefer to exit our investment in ~18 months or less.
We also fund entitlement costs for development deals, generally earning a percentage of our principal upon closing, with the percentage determined by how long our capital is tied up, and how much is at stake.
We can also provide short-term cash loans to land investment businesses, generally with 1-3 month loan terms.
Inquire for further details on any of these financial products.
Since we operate across the U.S., we are open-minded regarding most property characteristics.
In general, properties without legal and physical access will not be considered.
We prefer the purchase price to be 50% or less of the targeted sale price, though we may consider parcels exceeding that threshold, depending on parameters such as marketability, absolute dollar value of the purchase, or subdivision potential.
Generally, a strong verbal agreement with the seller is the minimum requirement for us to consider reviewing a deal.
~$150,000 – $1,500,000 purchase price preferred, and nothing below a $50,000 purchase price.
Typically, land investors will be offered between a 30/70 (70% to the land investor) and 50/50 split, depending on how fast the property is sold, how much work and extra expenses will be required of our team, how experienced the land investor is, our previous deal history with the investor, and the total investment required.
Generally, deals above a $100,000 purchase price, we will start at a 50/50 split due to capital risk.
For deals at a ~$300,000+ purchase price, custom profit splits will be determined based on a multitude of factors.
Occasionally, certain deals reaching a higher purchase price and risk threshold may be subject to a purchase price percentage fee to our company (deducted from sales proceeds, meaning no fee from the investor is paid upfront).
We work to build long term relationships with investors, so we remain flexible in profit split determinations, with each deal and circumstance worth having a conversation about with investors who explore partnering with us.
As experienced land investors ourselves, we know that speed is the name of the game, and closing windows are often 30-60 days or less, and we’ll do everything we can to turn around a funding decision as fast as possible, usually within 2-3 business days.
That being said, factors that may slow down this process is if the initial diligence package the investor sends us is lacking (e.g. missing property photos, unclear zoning, no perc test performed in certain geographies, etc.), then we’ll need to spend extra time ascertaining those items.
Generally, properties that are more expensive, larger, complex in characteristics, and/or have less readily-available comps will take longer to approve.
NOTE: For investors that would prefer our team to complete diligence items that require payment, such as property photos, we can take care of that for you, and we’ll incorporate those expenses into the purchase price assuming the property is funded. (If the property is not funded, we will eat the cost of the diligence).
It depends. If you’ve worked with us before, and bring us a nearly identical deal in an area that we already sold a property within the past few months, another OPV is not needed.
Generally, at least one OPV will be required. If an area has consistent sales and there is a local agent who has sold a similar property within the last 3-6 months, we are okay with just one OPV. This is especially true if you have successfully worked with that agent in the past.
Yes, we require a title policy for all acquisitions, for risk mitigation.
Yes, portfolio acquisitions from one seller, or multiple parcels from different sellers, can all be funded together, and sold separately, as appropriate.
No, that is not a prerequisite to obtain funding from us.
We’re exclusively focused on funding vacant land purchases at this time.
Yes, though we generally plan to sell any financing notes at the closing table or within ~3 months of the sale, usually at a ~20% discount.
While it is convenient, and can speed along our approval process if most typical due diligence expenses (e.g. property photos) have already been paid for by the time a deal has been brought to us, we are open to covering photo costs or additional diligence costs, at our discretion, with the understanding that those costs will be calculated into the total purchase price of the property.
All closing related expenses will be funded by Serious Land Capital.
Our goal is to sell every property within 3 months, and price accordingly. We also sign 6 month listing agreements with realtors to align for speed. 12 months is the maximum hold time, though none of the properties we’ve purchased have gotten anywhere close to that timeframe. If a buyer is unable to be obtained during that timeframe, we have the right to sell the property at our discretion and retain 100% of any and all profits.
(Generally, we will explore any and all options prior to that 12 month mark to offload the property, and potentially delay the timeline or update our paperwork signed with you to account for an unexpected issue that may have come up with the property affecting the disposition in a timely manner.)
For larger minor-subdivide/development deals that require a longer hold time, profit split calculations will be determined on a customized basis, and the 12 month max hold time requirement will be voided.
Yes. Generally we’ll ask for 2% of our offered funds as a fee, to be paid with the closing proceeds, and we typically require a minimum $2000 fee to make transactional funding worth our while.
We prefer the funding process to be completed within 5 business days or less, though we will occasionally make exceptions (fees go up the longer a transactional deal takes to close.)
Upon request, we are happy to connect you with previous and/or current clients of ours who can serve as references to our capabilities as a land funding partner.
