How Do You Finance a Land Purchase

Financing a land purchase is not as simple as getting a home loan. Banks have stricter requirements for land, and the process can feel confusing if you have never done it before. The good news is that there are multiple paths to get the funding you need, whether you have perfect credit or not.

Step 1: Know What Type of Land You Are Buying

Lenders treat land differently based on its type. Raw land with no utilities or road access is the hardest to finance. Improved land with utilities already in place is easier. And lot loans for building-ready parcels in subdivisions are the easiest. The type of land you are buying will determine which lenders will work with you and what terms you can expect.

Step 2: Explore Your Lending Options

Start with local community banks and credit unions since they are the most likely to offer land loans. If the land is in a rural area, check with the Farm Credit System. You can also ask the seller about seller financing, which lets you make payments directly to them without going through a bank. For most land loans, expect to need 20% to 50% down and interest rates 1% to 3% higher than a regular home mortgage.

Step 3: Consider Alternatives to Traditional Loans

Equity Funding Partners offer a completely different approach to land deals. Work with specialized land funding companies that purchase the property outright and split profits after sale. At Serious Land Capital, we cover the purchase price, closing costs and take title, while you focus on finding deals and potentially managing the sale process. Profit splits typically range from 50/50 to 70/30. This works especially well for investors who find good deals but do not want to take on personal debt.

Step 4: Do Your Due Diligence

No matter how you finance the land, always do your research first. Get a title search, land survey, and zoning verification. Check for flood zones, environmental issues, and access rights. These steps protect your investment and help you avoid costly surprises.
