Hi, Chris Duff over at Serious Land Capital, vacant land funding partner, a quick update on the Louisiana deal that I was podcasting about yesterday. You know, we had the contractor that was kind of backing out of his heart quote. So we were able to arrive at. In agreement that, um, you know, he

thinks in very high confidence that he’ll still be able to keep the total cost around 100K for the project. Again, our concern was that, hey, he wanted 35,000 for clearing out the three child parcels and then an unknown amount for the remaining value add work, like the driveway installations and so forth. So we just didn’t want to run into an overage issue, but he was so

now cagey about giving like that flat price because usually he’s charging by the day. So for whatever reason, the guy just could not really put it together. Yeah. I was even asking, can we do like at least a not to exceed type number? And, um, yeah, I really trusted the realtor here. Like, he knows the contractor well as family and all that. just saying, yeah, this guy’s not known for douging anything. He’s going to do, you know, whatever it takes to

Deliver at the budget presented is just trying for a little bit more legal protection with work. So we’re on a bit of a gamble there. Nevertheless, I feel good about it. We have enough protection built in with, okay, paying half down for the 35K of land clearing. And then half after that, and then we can tackle the remainder.

assuming the quality of work is good and we’re all set to start in like the next five days or so. So even a little bit ahead of schedule, that might take like upwards of two weeks for that clearing. So that’s a quick update on that side, how we navigated it. They basically sorted it right out after I did the podcast yesterday. So that’s the updated info. Beyond that, I just wanted to share just some more enthusiasm and like actual groundwork with

these newer AI tools. I know I was commenting last week, I’ve been in Kellyn’s bootcamp here and primarily using the whisper flow tool that just auto transcribes anything that you just speak into, either your phone or desktop, but mainly set up for desktop at the moment. It’s more convenient to use it that way. But I’ve just oriented myself to like.

pretty much just forcing function of changing habit of instead of typing, like using, using whisper flow instead. And it’s just so much remarkably faster for everything now. Like I was running through probably five or so properties that needed updates on, you know, responses from people requesting funding. And so my assistant had already done some of the groundwork.

not all of it, so I had to do a little bit more as well on my end. Some of that, admittedly, most of them were a bit easier to review, not as much complexity, like more tricky subdivides and so forth. And there were some significant red flags that made them easier to cancel out for a few of those properties. But even like the various follow-ups, sometimes I’ll have templated responses, I might have to go up a copy paste or unique follow-ups.

And I just found, I can just plug in whisper flow here just, you know, within less than a minute, you know, transcribe out exactly what I’m saying. Uh, you know, it’s well formatted. Um, and I would like to change it a little bit more to my tone. So I actually want to build, you know, through Callens on me to accelerate program. I’ll have my own, um,

like brand manager built within a Claude project. And so I might just whisper flow my response into Claude, get it to pop out a reformatted email response within my typical way of writing. it’s just, you know, is even a little bit smoother compared to, you know, what’s being transcribed from whisper flow, which can sometimes be a little robotic, usually not too bad.

And, you know, fix up the formatting within quad sometimes too. So then, you know, that adds just one extra step, but then it’s, you know, a little bit more personal. Plus it can, you know, remember, okay, you know, you should pull in these snippets, that are relevant for this particular conversation and then just paste that in boom. And I was knocking out some of these reviews in like, you know, six to eight minutes, roughly.

Um, you know, full funding reviews and again, admittedly they weren’t like the most complex properties, but you know, there was a decent amount there. And then all of a sudden I’m like, man, I, and I’m not feeling too burnt out just from talking. not having to type out these various emails or repetitive work, like doing this day in day out. Just so much faster. And I’m like, we could build up capacity if it’s six to eight minutes, all of sudden, like in a full work day, like we could knock out, you know, a hundred property reviews in a day here.

you know, not, not saying I will necessarily have that. would, that would be a ton of properties to review. but having that capacity to handle that volume and market share is really, really encouraging. So I’m just, w was just feeling that enthusiasm of where we can really take these.

or utilize these tools if you have the discipline and focus to actually start implementing them and training yourself on them to really take your business to the next step. And once I cleared out kind of those reactive land funding items was just diving into land price or work. And we’re trying to throw in a lot more LLM elements to that. And the initial version of land price or I had,

close to like a hundred different looms that were instructing the user precisely how to answer certain questions. But since we’re trying to automate a lot of that process now, especially for subject property review within an LLM model, but utilizing like our backend knowledge and prompting, I just created another Claude project that was oriented towards prompting LLMs and

giving it transcripts from all of my loom videos and having it spit out the bullet point, LLM prompt contexts within a Google sheet readable format. So I could just copy paste. Yeah. I had to do a few tweaks here and there because, you know, some of the looms, the information was, you know, occasionally

somewhat more relevant to a user versus an LLM with full image analysis, that only has image analysis capabilities. So you have to be paying attention to what the outputs are, but it’s still just so dramatically faster where I could just accomplish all of that within a matter of a couple hours that without having to do that, or if I had to review the raw transcripts and try to pick things out, all of a sudden that turns into like a two or three day project, whereas.

instead able to like just knock this out today and where my engineering team is just moving fast on their side to where, uh, it’s like the Hormozi thing, like why take, you know, a month to do something that can be done in a week or, you know, can even be done in a day. And we’re just trying to solve the, um, uh, subject property, image analysis, uh, reviews on LLMs within, you know, a five business day period, like just the

development pathways just moving so quickly. You inevitably there’s going to be a few bugs here and there, but because we’ve already done some testing prior, we have a pretty good feeling for what is going to work already. And, you know, knock that piece out and then, you know, we’re going to knock out the comping side after, prep the UI after. And we’re trying to, you know, again, launch.

this fully publicly now within like the next month or so, but yeah, all of these AI elements are just dramatically accelerating just the business’s capacity and all this on top of trying to produce, you know, weekly SEO and geo articles and weekly newsletters and Instagram reels and daily podcasts and so forth. Like all of this is going to just be automated a lot more or not, you know.

require as many touch points to both post and figure out topics and so forth. As you know, continue to build the brand in the midst of just this, you know, relentless push towards greatness is what we’re trying to do within this business and now multiple businesses. So just wanted to share that if you haven’t hopped on that AI bandwagon yet, trust me, you are missing out. Like I’ve, I’ve been feeling fairly burnt out. Like I haven’t had a day off in.

months, many, many months, know, by choice, admittedly, I always could, but, you know, also just feeling the need to just keep, keep pushing given where we’re at in the industry and being growth mode. but now like starting to figure out, wow. Yeah. These tools can really open up more time that you could admittedly fill with more work or just like, realize, Hey, I can just cut down on.

so much of my necessary input to keep this business moving just by building better systems, to slowly remove the required repetitions in order to accelerate even faster with more ability to focus on growth. So very excited about all of that perfect kind of burnout.

It’s a South at least it’s a South to, you know, the edge off a bit. can’t, you couldn’t be more excited about where things are going. Plus again, you know, markets, we’ll see, you know, what’s going on in the macro could be a little bit better here, but do we really trust this administration to hold to any of the positive sentiment and not just, you know, completely flip back and be, you know, hawkish again.

with trade partners and accelerating the trade war within like another 24, 48 hours, who knows? So we are still very cautious about that, but nevertheless, we’ll take any good news that we can.
