Serious News: the weekly land + AI brief.

From Info Overload to Focused Learning with AI Tools | Ep. 134

This episode documents systematic AI implementation across business and personal workflows, including building a custom Claude project that reformats clinical therapy notes to HIPAA-compliant patient records in hours instead of days, creating podcast summary tools that extract 60-minute digestible content from three-hour episodes while improving retention, and developing book summarizers that condense 500-page texts into 1-2 hour reads without losing essential concepts.

Key Takeaways:

  • Custom AI Projects Buy Back Hours Weekly A single afternoon building HIPAA-compliant note formatting saved multiple hours per week of clinical documentation work—systematic problem identification and AI prompt engineering compounds across dozens of workflows.
  • Podcast Summaries Beat 2.5x Speed Listening for Retention Converting three-hour podcasts into structured summaries with 350-500 word concept breakdowns allows concept extraction and follow-up questioning that passive listening at accelerated speeds cannot match.
  • ChatGPT Formatting Beats Claude for Readability While Claude provides superior content quality, ChatGPT’s superior formatting with proper line breaks and visual structure makes it the better choice for long-form summaries despite Claude’s analytical advantages.

Hi, Chris Duff over at Serious Land Capital Vacant Land Funding Partner. So you might notice if you’re watching the video or a real part of this that the image should be a lot crisper, higher resolution, upgraded the camera setup here. probably past time to have gotten that done.

especially as we produce more content here, just wanna make sure that the quality continues to improve over time. hopefully this is even more engaging than it was before recording in 4K. It’s like you can almost see every pore on somebody’s skin.

making me a little self-conscious as I record here, but we’ll all get used to that. So today I wanted to just share some additional updates on the AI side. mean, it’s just like, at least for me and a lot of others, you know, just constantly top of mind. I’m just building new prompts. Both on the business side, as well as just personal every single day. I’m obsessed with thinking about how can I just keep improving parts of my life?

and defaulting to an AI first type answer. So I was sharing a whole bunch of wins within Kellan’s Automated Accelerate Group over the weekend here. And I just wanted to share a couple of them. One is that my wife is a clinical therapist. She also has a home office here.

with me and does, exclusively online, therapy calls and, know, has to jot down a bunch of raw notes and then convert them over to formatted, notes to go into the actual patient’s records, the electronic medical record and that.

Oftentimes we just take her hours to do and get a huge backlog. She might have, you know, back to back to back type meetings. and then have to just go in and reformat reformat. And so we just sat down and took an hour and built out a quad project using one of Callan’s custom instructions, prompts to build out custom instructions within a quad project that would effectively take the raw notes that my wife had and.

format them precisely in the exact type of output needed for the patient records. And all of a sudden that just, you know, can carve off hours of work on a weekly basis. And also making sure that we’re respecting HIPAA privacy laws and not inputting any patient health information.

because I think there is some confusion sometimes with Claude that it advertises itself as HIPAA compliant, but that’s only if you have the super expensive enterprise plan, which needs like 20 plus team members. don’t think many businesses have that or like specific API read access that is a lot more technical and not just kind of the off the shelf Claude version. just be wary of that if you are a

healthcare professional. but that was a really fun project just to put together. Cause then it’s like, okay, just how many other problems can we start just solving and buying back more time, buying back more time. And, so same with myself. I think, know, what, what’s the percentage of adults that listen to podcasts nowadays? it’s just rising every, every year. I’ve been.

huge consumer of podcasts for well over a decade at this point. even though I try to like curate here and there, it’s just like, man, I just feel like I’m constantly listening to podcasts. don’t even listen to music anymore. And I was recognizing that in myself. so Callan had built out a podcast summary tool.

To me, it was a little too short as far as the output because like if I want to input a transcript for a three hour podcast, I want to make sure that I’m actually getting like a deeper dive of the information and the various concepts portrayed versus like a few sentences or some relevant quotes for each concept. So I really updated the custom instructions to

provide meteor outputs for the actual podcast summary format. And you can kind of play around with it, Claude versus ChatGPT. Claude will be better on average for the actual content it outputs, but ChatGPT, the formatting is way better. Like in Claude, no matter how many times you tell it to, know, input line breaks and just avoid that, you know.

big block of text that’s just gonna be harder to read. It just can’t figure it out most of the time at least. And so instead I just built out a custom GPT to handle the podcast summaries instead and it’s, provides you so much more readable format. And so now,

I’ve, I’ve just started taking kind of the more informative podcasts, maybe some of the various land ones or interviews or a lot of the health oriented podcasts, like the Hubermans, Atiyahs and so forth. or maybe some tech summaries, over, over a week or like my personal trainer has a podcast, Intervie interviewing other coaches and trainers and so forth or physical fitness. And I just plug that into the podcast summary.

And by the way, I’m getting the transcripts by going to YouTube and I use a free Chrome extension tool called GLASP. Shout out to Seth Williams for recommending that. And you can just copy for free any transcript from a YouTube video, plug that into your AI project and you’re off to the races with getting a summary. And so now like the only ones that I’ll listen to…

Yeah, I’m just still more of a sports fan. You know, like I almost never watched sports anymore besides like the actual playoffs and so forth. Uh, I kind of like following the storylines. Um, so more entertaining podcasts like that I’ll still listen to, but the other ones that are more knowledge and growth oriented, I’ll plug into the summarizer. And I found my retention of the idea is actually a lot better because, um, you know, sometimes you’re listening to a three hour podcast and because I’m just trying to.

zoom through it, might be on two, two and a half X speed, and you just kind of miss some concepts. And now I can actually settle down and figure out, which concepts are most important to me personally. And then you can just also follow up with the AI, either chapter or quad and just indicate, Hey, like, can you dive a bit more into what was he, you know, he or she really saying about this particular topic and

Elaborate a bit more and you can just pull out those contextual clues a lot easier. So especially like some of the physical fitness type Podcasts it’s just easier to actually see okay. This is what these movements might mean and I can pull up examples So it’s actually way more effective than listening to the actual pod and now at the same at the same time It’s like okay, can still consume the same amount of content but in different formats and not feel as you burdened

I know it’s kind of a silly thing, but I think a lot of folks deal with this just feel like, I got to consume all this information. And so I just shifted around how I actually orient around it. And now like, wow, I have like spare time to actually listen to music or, you know, even outside of that, okay, can just like enjoy some silence and let my ideas and thoughts flow and just not just being pure.

info consumption mode, which you know, can also burn out from like a work site. So that’s been a really interesting shift. Recently, that has just been more freeing and then same on the book side. I applied the same principles that this one I actually took the pre built custom instructions and shifted them around a lot more for my own personal usage because

You know, just to set up, set the scene for my own self. yeah. If I were to like, you know, last day alive, whatever, like my favorite actual thing to read probably are, are fantasy or sci-fi books, you know, fiction. So I’m like, I’m never going to summarize those books. because you know, you’re, it’s pointless, right? because like the whole point is to kind of consume the various pros and fall deeply within it. Plus.

You know, I also like to train myself, you know, so many of us are just consuming short form content that actually like continuing to train my skills of going into deeper focus and being able to orient into reading a actual book. Um, that’s just a skill many adults and even kids have just fallen out of. I think it’s, it’s still a superpower that we can, um, continue to focus in on as it becomes more rare. Uh,

in, in, today’s society, like you’ll notice if you try to start reading something, it usually takes like five in 10 minutes to actually like start to settle in before your mind is like, not running around and you actually pay attention to the words. So, and I’m just so busy nowadays too, that it’s like, you know, might have an hour of leisure time per day. it’s like, okay, if I want to read something here, I know I have some nonfiction stuff I want to knock out, but like,

I want to get my fiction reading in too and how do I orient this? And I have lists like an endless list of books to read and a lot of nonfiction is probably a list that’s been saved for like well over 10 years. But I don’t even just, I don’t even add to anymore. It’s like, you know, I might die before I ever get through this list. I feel, you know, it’s probably similar to a lot of other folks. And so.

prior to using this AI summarizer, I would try to orient, I’m gonna read a chapter of a nonfiction book and then be able to reward more with the fiction side. But then I’m like, you know what, for a lot of this nonfiction stuff.

I really, you really have to strategize on what you’re reading the content for. So, you know, if I’m reading the fiction for enjoyment, as well as training my brain for just deeper level focus and being able to stick with written word for longer than, you know, a few minutes at a time, then nonfiction side, like I actually want to pull out the critical concepts, whether it’s just for random talking points or, you know, actual action within your life. And.

So in that sense, summary is actually going to be a bit more helpful and just being able to use the AI to, you okay, I want to dive into this concept more. So for example, I’ve been reading these Brian Greene theoretical physics books and really heady content. Difficult. Like I’m pretty decent at math. You know, serious land capital, right? Like finance guy, yeah, I mean, some of that stuff is just so outside my…

standard purview, so you really need to focus in on it. But like ultimately, mean, some of it’s a bit repetitive. It’s like, okay, can I summarize this a bit more just so I have more of the concepts and the interest that I’m actually looking to build here and chat with some of my friends about this type of stuff. But some of the existing book summarizers out there.

Again, they were too short for me. I don’t want just a five to 10 minute summary for a 500 page book. Something like that might take, if you’re just reading the whole book between, I don’t know, 15 to 30 hours, depending on reading speed, how complex the material is, can I cut that by roughly 90%. So can I make the summary so that it’ll take an hour or two, maybe even three?

depending on the length of the content to actually consume the material of the book, but not lose enough context. still want to feel like I’m really grasping the concept. So I built out an AI summary book summarizer tool that just takes the PDF and it will take a chapter by chapter breakdown of concepts, usually between six to 10 per chapter, but there’s no limit.

on that, I guess the AI to kind of orient itself, you make sure you’re covering all the main concepts. You know, don’t, uh, don’t be arbitrary with, with your limits there and to really ensure that the word count per concept within each chapter is like between 350 to 500 words. Like that’s a chunky, you know, several paragraphs of content that can really boil down and, and, and summarize, uh,

key concepts within a book to really ensure that you’re grasping what the author intended to portray. And then I oriented the summarizer so that it just goes, hey, chapter by chapter, because the AI is limited by the amount of output that can do it. It can’t even do all the concepts by itself. And so I’ll ask it, OK, start with chapter one. And then once you get through all those concepts, OK, you can move to the next chapter, next chapter. So it’s not even as big of a download and it gives the AI more time.

really synthesize. And so I really built this tool and I had to iterate a whole bunch of times because AI is lazy. Even if you say, I want like close to 500 word output here. Initially it was giving like 50 words. then I, can’t anthropomorphize too much with AI, but like it’s similar with humans. Unless you really stress something in the instructions, it’s probably going to try to take a shortcut and see if you actually care. And it’s just going to be lazy.

about a lot of its outputs, then I had to go back and like, no, no, no, this is really, really critical. You’re getting to the meat of these. actually want you to label how many words are, you know, the total word count within each of these concepts and made it a lot more strict. And so I’ve been really pleased now with the actual summarizer that I built there. And now all of sudden it’s like, okay, I can actually make a real dent within my nonfiction list.

And as I was going through this summarizer, I felt like the concepts were sticking more with me anyway, because I’ve asked the AI to really use creative analogies and boil down more difficult concepts with certain bolding and just the formatting is better. Really, really fast. This is the stuff I’m just nerding out and obsessing at on a Sunday afternoon here, but just so excited about.

the increased knowledge gain that I can have and also just like freeing up more of my life and now I can you know, actually dedicate my true reading book time to you know, the endless fiction that I adore while not sacrificing my continued knowledge gain on the other side. So I think my next newsletter next week, I’m going to share these Chachiputis I built out.

for your own usage, if you think it would be helpful, but yeah, just wanted to share additional life and business improvements that are only helping me level up day out, day in and day out. could not be more excited about this stuff. Hopefully this is helpful. If you’re looking for funding, serious land dot capital, zero cost review of land deals at land daily diligence, Facebook group actually have to start in a couple of minutes here and landpricer.ai for the most simple and accurate way to price land.

Again, hopefully this video format is even more engaging and you appreciate the bump in quality here. Looking forward to next time, subscribe and share. Take care, bye.
